SURVEY

Upon the commissioning of BAUEN Deign, we will revisit your property to perform an exhaustive measured survey, encompassing the entire property boundary.
This survey serves as the foundation for generating precise existing plans and elevations in CAD format.

These detailed plans and elevations form the basis for commencing the design phase of our work, enabling us to craft tailored designs that align seamlessly with your property's specifics.

DESIGN DEVELOPMENT
Utilising the existing plans and elevations as a base, we embark on creating diverse design options, carefully crafted to align with the aspirations discussed in our initial design meeting.

These design alternatives will be presented to you through various formats, including 2D plans and elevations, physical 3D models, photorealistic renders, and hand-drawn sketches.

PLANNING STAGE

After confirmation of the selected design, we will progress towards refining it into a conclusive set of planning drawings.
These finalised drawings will be submitted to the local authority planning team. Throughout the consultation phase, BAUEN Design will actively oversee and monitor the planning process.
We ensure close attention to detail and proactive engagement to navigate any queries or requirements from the planning authorities, facilitating a smooth and efficient planning procedure.

After securing planning approval, the planning drawings are developed into a comprehensive building regulations package. This meticulous process ensures adherence to the approved documents, securing building regulations approval.

We compile, submit, and efficiently manage the building regulations package and associated input from external consultants, ensuring compliance and smooth coordination throughout the approval process.
BUILDING REGULATIONS

TENDER
At this stage, we supplement the building regulations package with additional details to enable prospective contractors to offer precise tender returns for your project. All contractors receive an identical set of drawings and specifications, along with a set tender return deadline.
This standardised process ensures uniformity and transparency, allowing for accurate and fair bids. Our goal is to maintain project efficiency and timeliness by providing contractors with comprehensive information, aiding in their precise assessment, and facilitating a smooth, well-timed progression of your project.
